What Tacoma's Summer 2026 Market Is Really Telling Us

We track these numbers every month so you don't have to. Here's the plain-English breakdown of what happened from February through August, and more importantly, what it means for your next move.
First, the headline
Spring 2026 was a rocket. Prices climbed hard through May in almost every area. Then summer did what summer usually does: things leveled off a bit at the top end while the pace of sales got even faster. That combo (steady-to-softening prices plus lightning-quick sales) is the sweet spot a lot of people wait for. If you've been sitting on the fence, this is the kind of market that rewards paying attention.
Now let's go neighborhood by neighborhood.
North & West Tacoma: blink and it's gone
This is the fastest market we're watching, full stop. Homes sold in an average of 11 days last month, down from 31 back in February. They're also still going for 101% of list price, so sellers here aren't just moving quick, they're getting their number.
Prices eased from the May peak of $839K down to about $735K, which sounds like a dip but really just means the mix of homes selling shifted toward more moderate price points. Volume stayed strong at 71 sales.
What it means: Sellers, your window is wide open. Buyers, you need to be ready to move the day you see the right one. We help our buyers come in strong and prepared so they win without overpaying.
Fox Island & Gig Harbor: the luxury lane stays busy
The priciest corner of our market kept humming. Average sale price landed around $1.15M, with 78 homes closing last month. The most telling stat? Days on market got sliced from 62 in February down to 30 now. Even at seven figures, well-presented homes are moving.
Sales are landing right around 99% of list, which is normal and healthy for the luxury tier.
What it means: High-end buyers have more selection than they did in spring. Sellers, presentation and pricing strategy matter more up here than anywhere, and that's exactly where our staging and marketing earn their keep.
Puyallup: the volume champion
Puyallup is where the sheer activity lives. A staggering 188 homes sold in a single month, up from 124 in February. That's not a market catching its breath, that's a market sprinting.
Prices held remarkably steady all year, sitting near $609K and selling right at list price. Days on market dropped from 65 to 35.
What it means: Rock-solid, predictable, and liquid. If you want a market where homes reliably sell and pricing is dependable, this is it.
Central Tacoma: your best entry point
The most affordable neighborhood we track, and still one of the most competitive. Average sale price is about $507K, and homes are still closing over asking at 100.4%.
What it means: First-time buyers and investors, this is your door in. Low entry price plus over-list sales tells you demand is deep. Get pre-approved and get ready.
Lakewood: quietly speeding up
Lakewood picked up momentum, with days on market improving to 28 and average price climbing to about $619K. It slipped just under list (99%), which gives buyers a sliver of negotiating room while still moving at a healthy clip.
What it means: A nice balance of value and pace. Good hunting ground for buyers who want a deal without a market that's dead.
Fircrest & University Place: the buyer's opening
Here's the one area that cooled noticeably. Prices pulled back to around $670K from over $800K the month prior, and homes are now selling just under asking at 99.4%, with 30 days on market.
What it means: This is the clearest buyer's opportunity on the board right now. More room to negotiate, less competition. Sellers here need sharp pricing and standout marketing to cut through, and that's a conversation worth having before you list.
So what do you actually do with all this?
If you're buying: You have more choices and more leverage than you did three months ago, especially in Fircrest, University Place, and the higher-end Gig Harbor listings. But in the hottest pockets like North & West Tacoma, speed still wins. Get your financing locked and your strategy set before you fall in love with a house.
If you're selling: Well-priced, well-presented homes are still selling fast and often over ask across core Tacoma. The margin for error on pricing is smaller than it was in spring, so getting it right out of the gate is everything.
