Homes in North and West Tacoma sold for 100.26% of list price on average in August 2026. In other words, sellers here are still getting full asking price, even as the market settles down from its spring peak.


If you've been following the national headlines about a cooling housing market, that number might surprise you. Here's a closer look at what happened last month, what it means, and how you can use it whether you're thinking about selling or buying.

On a $668,000 home, 100.26% of list works out to roughly $1,700 over asking. That's not a bidding-war premium, but it does mean the typical seller didn't have to negotiate down. And at 25 days on market, most homes went under contract in under a month.


Cooling is not crashing

The market in North and West Tacoma is calmer than it was in spring, but it's far from weak. A crashing market shows up as homes sitting for months and selling well below list. August showed the opposite: homes sold at full price in under a month.

What has changed is the pace. Buyers are taking a little more time, touring more carefully, and walking away from homes that feel overpriced. The homes that are priced right for their condition and location are still moving quickly.


What this means for sellers

If you've been waiting for a better time to sell, August's numbers suggest the time is already here. Homes are still getting full asking price, and 25 days on market means you're not facing a long, drawn-out listing.


The key in this market is pricing. With buyers moving more deliberately, an overpriced home is more likely to sit, and a home that sits often ends up selling for less than it would have at the right price from day one. A few things matter most right now:

  • Price to the current market, based on recent North and West Tacoma sales, not spring's peak.

  • Prepare the home well. Small repairs, a deep clean and good photos help your listing stand out when buyers are comparing.

  • List before the holidays. Fall buyers tend to be serious, motivated buyers who want to move before the end of the year.


What this means for buyers

For buyers, the news is mixed but mostly good. You're unlikely to find big discounts on well-priced homes, since those are still selling at list. But the frantic pace of spring has eased, which means more time to tour, get inspections and make a thoughtful decision.

Homes that have been on the market longer than the 25-day average can be worth a second look. Sellers of those homes may be more open to negotiating on price, repairs or closing costs.
