Fall Market Update: What's Tacoma Real Estate Market Update: What's Happening This Fall [September 2026]

There's nothing quite like a foggy PNW fall morning with a warm cup of coffee in hand, and honestly, it's the perfect setting for digging into some market numbers. We just wrapped up our report for September 1 to October 1, 2026, and the Tacoma real estate market is officially settling into its cozy fall rhythm. Here's what we're seeing across the areas we know and love.
The Big Picture
Homes are taking a little longer to sell this fall, and that's the biggest change we're seeing in the Tacoma real estate market right now. Days on market went up in five of the six areas we track, and the sixth [Fircrest & University Place] held right where it was. Most homes are also selling just under list price now, which is a real change from spring and summer when buyers were regularly paying over asking. For some perspective, back in July homes in North & West Tacoma were selling in an average of just 11 days. This September? 34 days. That's a big shift, and it opens up opportunities on both sides of the deal.
North & West Tacoma
Our home turf! 65 homes sold this month, up 10 from August, so buyers are still very active. Homes averaged 34 days on market [up 9], with an average list price of $663,000 and an average sale price of $659,000. Homes sold for 99.64% of list price, down 0.62%. Prices are holding pretty steady here, with just a small $9,000 dip in the average sale price.
Fircrest & University Place
This is the area to watch right now! While 34 homes sold [down 6], prices actually went up. The average list price climbed $20,000 to $739,000, and the average sale price rose $18,000 to $734,000. Homes sold for 100.12% of list price, making this the only area we track where homes are still selling above asking. Days on market stayed right at 34.
Fox Island & Gig Harbor
Gig Harbor had a busy month with 88 homes sold, up 18 from August. Homes are sitting longer though, averaging 47 days on market [up 18]. The average list price came in at $1,128,000 and the average sale price at $1,113,000, both down $67,000. Homes sold for 98.70% of list price, so buyers have some negotiating room here.
Central Tacoma
Central Tacoma bounced back after a quiet August, with 24 homes sold [up 11]. Days on market rose slightly to 28 [up 4]. The average list price was $442,000 and the average sale price was $441,000, down $40,000 from last month. Homes sold for 99.49% of list price. If you're a buyer looking for value, Central Tacoma deserves a serious look right now.
Puyallup
Puyallup is still one of the busiest markets around, with 134 homes sold [down 27 from August's 161]. Days on market climbed to 43 [up 9]. The average list price was $582,000 and the average sale price was $580,000, down $24,000. Homes sold for 99.83% of list price, staying very close to asking.
Lakewood
Lakewood is an interesting one this month! The average list price jumped $52,000 to $650,000 and the average sale price rose $40,000 to $636,000. But homes sold for just 98.07% of list price [down 2.01%], and days on market climbed to 40 [up 16]. With 34 homes sold [down 9], sellers are listing higher, but buyers are negotiating harder.
What This Means for Buyers
This is honestly a great time to be shopping! With homes sitting a bit longer and most selling just under list, you have more time to make decisions and more room to negotiate. You may be able to ask for things like closing cost credits or repairs that would have been tough to get during the busy summer months. [We love helping our buyers find those opportunities!]
What This Means for Sellers
Don't worry, homes are absolutely still selling! But in a slower market, pricing and presentation matter more than ever. Buyers have more options to compare, so your home needs to stand out. That's where our staging advice, professional photography, and marketing really shine. A well-priced, beautifully presented home still gets plenty of attention, even in the fall.
